
Spring officially arrives in less than 30 days. When the weather starts to warm, spring cleaning is as much of a tradition as robins making their first appearance of the year. Winters in the Midwest can be hard on home exteriors, so our real estate agents recommend adding the following maintenance tasks to your checklist.
- Overall Inspection
While specific areas always require regular maintenance, it's a good idea to do a full walk-around of your home before beginning. Look for damage in unexpected places or areas that need work sooner rather than later.
- Roof
Damaged or missing shingles are the primary problems to look for along with signs of cracks and leaks. Unless you have extensive experience, it's best to leave roof repairs to professionals.
- Gutters and Downspouts
Remove leaves and other debris that has accumulated over the winter. Dampness and freezing temperatures cause gutters to expand and contract, so make sure they still fit flush to the roof with no leaks.
- Exterior Walls
The battering effects of winter weather can ultimately cause brick and mortar to erode and siding to crack and peel. Brick is also susceptible to salt deposits left behind by water evaporation that can be removed with a dry brush. Also, check for openings where mice, squirrels, and other pests can enter.
- Foundation
The rule of thumb is any crack the width of a nickel or more should receive immediate professional attention.
- Chimney
After a winter of burning fires, chimneys are likely to have a buildup of creosote. If left untreated, the problem can lead to carbon monoxide leaks and fires. Have a professional chimney sweep perform a thorough cleaning and check the flue for cracks.
- Doors and Windows
Have caulking and weather-stripping stood up to the forces of winter? If not, you'll have trouble keeping the home cool during summer and moisture could also find its way in.
- Sidewalks and Driveway
Even concrete is no match for the power of cold and snow. Minor cracks can be filled in, but depending on the amount of damage, it might be a good idea to replace the concrete.
- Outside Faucets
Freezing water can cause damage to faucets that is not immediately apparent. Test a faucet by turning on the water and placing a thumb or finger over the opening. If the water flow stops, it usually indicates damaged pipes.
- Deck, Porch, and Patio
Check for loose boards, nails, stairs, and railings. Experts recommend that wooden decks and fences be treated every five years.
- Sprinklers and Irrigation System
Run the sprinklers to ensure the system is still in working condition. Keep an eye open for leaks, exposed lines, and broken sprinkler heads. Make sure the lawn is getting watered, not your house or the sidewalk.
- Landscaping
Trim all greenery, especially in places where overgrowth is brushing up against the home or causing other types of interference.
- Air Conditioning Unit
Remove any twigs and other debris accumulated around the cooling unit and change the filters.
