Good Impression Home Buyers
Prospective home buyers are influenced by what they first think about property for sale. Some buyers decide whether they are interested in a house in a matter of seconds. As a seller, you need to make a good first impression on potential buyers by voiding your home of any visually unappealing characteristics and potential drawbacks.

Your home's first impression sets a buyer's tone for the entire experience. If they get a negative vibe, they will probably be looking out for anything else that they may not like. In the process, they miss the things they do like. Staging a property can be tough, especially if you are an inexperienced seller. That is why working with real estate pros like our REALTORS® at Cressy and Everett Real Estate is a good idea. Consider these three tips about how to make a good first impression on buyers:

  1. Online Appeal
When selling your home, it is important to use the Internet to your advantage. Most buyers start their search online before selecting a home to tour. Ergo, you need to portray your home in a visually appealing light. Take quality pictures of the property or hire professional photography services if need be.

Today's prospective buyer will critically assess your property's online pictures and even zoom in if necessary. Lovely photos not only increase the number of potential customers interested in your home but are also likely to increase subsequent offers.

  2. Curb Appeal
Now that potential clients are at your front door, curb appeal will either draw them into your house or drive them away. Good curb appeal also attracts the attention of buyers who did not see your listing online but happen to drive by your neighborhood and see a 'for sale' sign.

    • Update your front door. A weathered front door shows that you did not take care of your home. Sometimes your door only needs painting, but other times you may need to replace it. Also, add a new door knocker, door handle, and locks.

    • Manicure your lawn. Install a contoured flower bed, edge the paths and sidewalks, and place plants strategically along the outline of your driveway as well as on the corners of your front yard.

    • Replace worn gutters, patch cracks in your driveway, get a new mailbox, and declutter your entryway. It also helps to add exterior lighting. Apart from enhancing your curb appeal, lights add a sense of security and illuminate characteristics you wish to display.

  3. Entry Appeal
Your curb looks great, and your porch is pristine; so, now the client is inside your home. Eliminate any sources of bad smells, including mildew or mold. Since plug-in scents may be overwhelming and some clients may be allergic to air fresheners, your real estate agent may suggest baking cookies before a showing.

Invest in your kitchen and bathrooms since many buyers are naturally drawn to (and critical of) these areas. You may also need to replace old fixtures as well as re-face or re-surface cabinets and countertops. Finally, update your interior lighting where needed.

A lot of planning and preparation goes into making your home appealing to buyers. When you're ready to list your home for sale, contact us at one of our sales offices throughout Northern Indiana and Southwestern Michigan to help you make your home more appealing.
